The Apartment
Luxury historic apartment in central Nice close to the sea.
Palais Yolande was built in the Haussmann style towards the end of the 1800’s. Both the building and the apartment have retained many original features and are kept in excellent condition. Both have a feel of space and grandeur.
The apartment is on the third floor and is reached by a marble staircase or Edwardian lift.
There are 3 large bedrooms, a separate well equipped kitchen with eating area, dining room and living room. The master bedroom has an en-suite and there is another bathroom with a laundry room and a separate wc. Both bathrooms have been recently renovated and refurbished as has the kitchen.
The apartment is set up for 6 persons but the third bedroom can accommodate a further 2 persons in two additional full sized single beds.
My aim as an owner is to provide you with a wonderful, well equipped holiday home, where comfort and an eye for detail will make your stay a memorable one.

Lounge
As with all the rooms in the apartment, the lounge is well proportioned. It has high ceilings, parquet flooring and a large bay with french doors. We have two sofas and an armchair in the lounge, however there are other armchairs around the apartment which can be brought into this large room if needed. There is a TV, DVD player and a hifi with iPod decking station. A large selection of DVDs, books, board games, jigsaws and files providing a host of information on Nice and the surrounding area.
There is also a large dining area which has a table seating 6 comfortably and a connecting table located in the same room which together provides dining for 8 persons. There are 8 dining chairs in the apartment. The dining area likewise has tall french doors which lead to a small balcony providing a view of the garden square.
The lounge and dining area are air conditioned.
Kitchen
The kitchen has recently been refurbished. It is fully equipped with a built in electric cooker, gas hob, dishwasher, large fridge with freezer compartment, microwave and a Nespresso coffee machine. There is a full range of crockery, pots, pans, cooking utensils, glasses and cutlery.
The kitchen also has a high breakfast table seating 4 persons.
Bedrooms
There are 3 large bedrooms. Two are at the front of the apartment and the third is at the rear.
The master bedroom is light and airy with wonderful curves and a large bay with french doors. The bedroom has lovely views of the garden square.
It has a superking bed which can be divided into two single beds. There is also a comfortable armchair and foot stool in the bay. It has plenty of storage space with two wardrobes and a chest of drawers.
An ensuite leads off the bedroom.
The second bedroom (the green room) has two high french doors leading to a small balcony. This room overlooks rue Constradt which leads down to the seafront.
It has two single John Lewis beds, a desk and again plenty of storage space. A further two full size single beds are available for an additional 2 guests.
A toilet is located close to this bedroom.
The third bedroom (the blue room) is at the rear of the apartment. It has two high french windows with a window seat overlooking the small garden to the rear and the other apartment buildings.
It has a large superking bed which can be separated into two singles. As with the other bedrooms it has plenty of storage space. The toilet is close to this bedroom.
Bathroom
The ensuite and main bathrooms have recently been refurbished. Both have hairdryers.
The ensuite, off the master bedroom has a toilet, sink and large shower.
The main bathroom has a sink, bath and large shower. It has an ante room which provides laundry facilities with a washing machine and tumble dryer.
Outside
The apartment has two small walk-on balconies and three large french doors with Juliet balconies. From the west facing balconies of the apartment you can see the garden square, Jardin D’ Alsace Lorraine, with its mature exotic trees and plants, benches and fountains, statutes and walkways. The square is our garden with many benches and shaded areas. A lovely gated children’s playground is located in one corner where local children and their parents wile away their time.

- A CLEANING CHARGE OF £170 IS ADDED TO ALL STAYS
- PLEASE NOTE A 25% RESERVATION DEPOSIT IS REQUIRED ON BOOKING AND A GOOD HOUSEKEEPING DEPOSIT IF £350 IS REQUIRED WITH THE BALANCE.
